Hill Properties is a real estate management, brokerage & investment company established, owned and operated by Wes Hill of Chico, CA.
In the late 1980's, Wes Hill had a dream of starting an investment real estate firm that would invest and manage apartment buildings that had sound economic value, and would produce an excellent return and service to his investors. More than twenty years later, Wes's dream has become a reality.
As a licensed real estate agent since 1991 and a real estate broker since 1999, Wes has been in property management business in Chico since 1992 and has managed thousands of apartment units. As one of the few Certified Property Managers in Chico (www.IREM.org), and as an owner of several apartment buildings in California, Oregon & Washington, Wes understands how to work hard for every possible client dollar to help maximize investor returns.

Meet the Team

Wes Hill
Wes began his property management career while attending the University of San Diego in the late 1980’s. He mowed lawns, painted apartments, and handled the bookkeeping and management of several properties for a private investor during his four years of college. After receiving his BA, Wes moved to Chico, Ca and began working for a local property management firm. Wes founded his own real estate management firm in 2000.
Since its inception, Hill Properties has experienced steady and quality growth with over 750 apartment units currently under management. Wes is a Certified Property Manager and a California broker. He's been involved in the brokerage of over 1500 apartment units and approx. $150,000,000 of real estate transactions since 2000. Wes holds ownership positions in over 1,000 units in California, Oregon, Utah, and Washington.

Tanya Morgan
Beginning in the early 1990's, Tanya entered the world of Chico Property Management as an onsite manager. From there, her experience with both student and non-student properties grew as she held the positions of Office Manager and Property Manager. In the late 1990s, she worked for a privately owned dormitory near the Chico State campus giving her unique perspective and insight into the student population.
In 2000 she accepted an opportunity to work exclusively with a private investor who owned several university area properties. From marketing to leasing to monthly reports, she adapted quickly, handling every aspect of the owner's real estate investments. As a licensed California Real Estate agent, Tanya joined Hill Properties as an asset manager in 2012. Her 30 years of experience provided excellent oversight of the company's portfolio of student properties.
The agreement to partner with Wendy Griggs to purchase the Hill Properties portfolio in 2020 was a natural transition for her. It is a perfect application of her unique abilities to manage properties of diverse sizes and amenities. The company has thrived under her leadership as she extends her exceptional understanding of the industry into the development of her team.
Tanya is an active volunteer, committee member and Past President of the North Valley Property Owner's Association, sits on California Rental Housing Association's Legislative Committee and has been a member of Chico State's Enrollment Management Committee for 4 years.
Her outgoing personality, familiarity with Chico and vision for the future have endeared her to the community, clients, and residents.

Wendy Griggs
Wendy’s diverse background has provided her with experience in many aspects of business management. She moved to Chico in 2011 from Southern Oregon where she was a small business owner for 7 years. Prior to that, she worked for 15 years in an engineering environment as Configuration Manager, establishing processes to ensure design integrity. When she accepted a part time bookkeeping position with Hill Properties in 2011, owning the company one day was not even a thought to be considered……. but to arrive at this place is a beautiful redemptive story of God bringing beauty from ashes. The most rewarding part is partnering with her trusted friend, Tanya Morgan, to create an environment for people to learn and develop while providing excellent service to tenants and clients.
As part of our dynamic property management team, she oversees financial accounting and personnel management. She works diligently to make it possible for other people to function efficiently. She looks forward to discovering opportunities for business growth and personal development of team members.

Sara George
Sara began her Chico journey in 2008. While studying business management at Butte College and CSU Chico, she also obtained her real estate license and worked on developing her skills and experience in the local property management industry.
Sara joined the Hill Properties team in 2016 and currently oversees a diverse portfolio of student and non-student properties ranging from single family homes, smaller multifamily units, and larger apartment complexes. She is enthusiastic about building relationships with clients and understanding their goals to maximize return on investments.
She excels at project management and “repositioning” assets through renovation to maximize rents and increase value.

Nicole Gavron
Nicole has loved calling Chico her home since 2005. After starting her career in property management in 2013, Nicole joined Hill Properties in 2017. She currently manages a diverse portfolio of student, non-student, and commercial properties. Nicole has had remarkable success in transitioning low producing properties into higher generating assets. Her intuitive understanding of the needs of both property owners and residents ensures strong working relationships and experienced customer service.
While Nicole has a strong understanding of the industry, she continuously takes the opportunity to grow her knowledge and is a consistent contributor to the accomplishments of her team. She is currently serving on the education committee of the North Valley Property Owner Association and hopes to make a difference in the local housing community.

Alise Todd
As a CSU Chico State Alumni, Alise started with Hill Properties in 2017 as their Work Order Coordinator for the Maintenance Department. Her duties included dispatching, scheduling, tenant & vendor communication, and supporting the Maintenance Office. Over the past 7 years, Alise has worked hard to evolve within the company.
In 2021, she joined the Management Team providing her unique insight into the company’s maintenance services and contributing her knowledge and leadership to develop a thriving, positive culture for staff members.
In 2023, Alise accepted the opportunity to become the Director of Maintenance. She continues to be an active participant of the Management team and provides strong leadership to the Maintenance Department. Her goal is to continuously increase the services that we can provide to our tenants, owners, vendors, and community.
Alise is invested to build a strong division that “leaves people better.”
