In the late 1980's, Wes Hill had a dream of starting an investment real estate firm that would invest and manage apartment buildings that had sound economic value, and would produce an excellent return and service to his investors. More than twenty years later, Wes's dream has become a reality.
As a licensed real estate agent since 1991 and a real estate broker since 1999, Wes has been in property management business in Chico since 1992 and has managed thousands of apartment units. As one of the few Certified Property Managers in Chico (www.IREM.org), and as an owner of several apartment buildings in California, Oregon & Washington, Wes understands how to work hard for every possible client dollar to help maximize investor returns.

Meet the Team
Wes began his property management career while attending the University of San Diego in the late 1980’s. He mowed lawns, painted apartments, and handled the bookkeeping and management of several properties for a private investor during his four years of college. After receiving his BA, Wes moved to Chico, Ca and began working for a local property management firm. Wes founded his own real estate management firm in 2000.
Since its inception, Hill Properties has experienced steady and quality growth with over 750 apartment units currently under management. Wes is a Certified Property Manager and a California broker. He's been involved in the brokerage of over 1500 apartment units and approx. $150,000,000 of real estate transactions since 2000. Wes holds ownership positions in over 1,000 units in California, Oregon, Utah, and Washington.
Tanya has been in the property management business since the early 1990’s beginning as an on-site manager and gaining experience as she held positions as office manager and property manager of student & non-student properties throughout Chico. In the late 1990’s, Tanya worked for a privately owned dormitory near the Chico State Campus. In 2000 Tanya began working for a private investor of university area properties, handling all aspects of the owner’s real estate interests. Tanya, a California licensed real estate agent, joined Hill Properties as an asset manager in 2012 and brings the full value of over 25 years experience managing student properties to the HP portfolio. She has an exceptional understanding of the industry and possesses a unique skill set including the ability to manage properties of varying size and amenities. Her outgoing personality and familiarity with Chico has equipped her with incredible marketing skills.
Wendy says that one of her main objectives as Director of Accounting and Office Manager of Hill Properties is to make it possible for other people to function efficiently. Her diverse background has provided her with experience in many aspects of business management. She moved to Chico in 2011 from Southern Oregon where she was a small business owner for 7 years. Prior to that, she worked for 15 years in an engineering environment as Configuration Manager, establishing processes to ensure design integrity. As part of our dynamic property management team, she oversees the accounting and bookkeeping activities as well as helping to ensure that our office runs efficiently.
Sara is a licensed real estate agent in California. Since her move to Chico in 2008, Sara has been diligently developing her skills and reputation in the local property management market. Sara has managed a range of properties from smaller duplexes and houses to 75+ unit apartment buildings and oversees a diverse portfolio of assets for the owner of Hill Properties and for local and out of town investors. Sara joined Hill Properties in the fall of 2016 and is enthusiastic about improving property operations to maximize owner’s return on investments and associated cash flow. She also enjoys project management and “repositioning” assets through renovation to achieve higher rents and increased value.
Nicole has loved living in Chico for over 12 years. After obtaining her California real estate license in 2013, Nicole found property management was her passion and pursued opportunities to manage rentals of her own and for private owners. Nicole started as a leasing agent with Hill Properties in the spring of 2017. After a successful leasing season, Nicole was promoted to Property Manager and currently manages a diverse portfolio of student and non-student properties for many owners. Her intuitive understanding of the needs of both residents and property owners results in strong working relationships and excellent customer service for her properties.
Sean Coon has been active in construction, maintenance, and home repair since 1997. After working as a aircraft mechanic in the early 1990’s, Sean relocated to Chico in 1996 to open his own property maintenance company. Sean directly managed a portfolio of about 100 bedrooms in downtown Chico as the representative of the owner, and has interfaced with thousands of CSUC students as a manager, leasing agent and maintenance supervisor during the past twenty years. Most recently, Sean worked with an investor group that purchased and “flipped” over 350 homes in Butte County. Sean oversaw all of the construction, repairs and upgrades to the homes that were purchased in foreclosure. Sean is also a Certified Home Inspector. Although Sean has had a relationship with Hill Properties for many years, he has just joined our team in 2017 as Maintenance Supervisor for our entire portfolio of fee-managed properties in Chico. We are fortunate to have such a high-caliber individual overseeing the physical needs of our local properties and residents.
